Starting from the ground up

This circa 1887 row house, just down the alley from ours, sold last year for $825,000, which was an outrageous price considering the enormous amount of work needed to renovate it. (I’m no contractor, but I would bet it will cost at least $1 million to fix it up, having done extensive work on our own house in the past.) It was a wreck inside (the selling agent couldn’t even post a picture of the kitchen online, it was just that bad) as an older lady had lived in it for more than 40 years and had basically done nothing to improve it. The new owners are now having it gutted and rebuilt almost from the ground up into a livable residence. My iPhone distorted it a bit, but the house has a tiny backyard and no room for a parking spot, making the sales price all the more absurd since off-street parking is one of the most highly coveted features of properties around here.

Best to view in "Original" because other versions resized by Pbase are decidedly unsharp.

Prices sound like they might be as bad as around here, but at least that one looks like it has some great bones.. Keep us posted on the progress!

It’s definitely supply and demand. I can buy a small mansion in Rochester for $30,000 in some neighborhoods.

Location, location, location. I'm sure the end result will be fantastic, even if it's at a fantastic cost. Prices in and around the San Francisco area are as bad, if not worse. I don't understand it, but it's happening in a lot of metro areas.

Similar things are occurring in heritage districts here, where land is at a premium, lots are tiny, parking is a plus, and old houses are in need of renovation. This terrific shot shows the house and lot well. V
