The original terminal was destroyed to provide land for the Pan Am Flight Training Academy that was constructed in the mid-1960's. The Dade County Port Authority probably issued long-term tax free bonds for the construction and Pan Am paid them back in lease payments for the land and building. It's a shame that so many historical buildings have been destroyed in South Florida over the years but money talks and preservation walks.
