Guesstimating

Rancho Bernardo, CA

Four roofing contractors came by today to bid on replacing my shake roof with a newer more fire resistant tile. This is something I have never done before. The bids range from $10,500 to $18,900. I’ll see two more tomorrow and make decision. I am open to advice from you all.

Nice SP Robin. Ask the companies for 3 jobs they have done near you and go look at them. Also, ask for brand names of any replacement materials and then look them up on the web. If you have chimneys make sure that repairing the flashing around (if needed) them is included in the total package. You might want to check out your gutters also. Some companies (low life kind) do the roof and then let you know that you need gutters afterward. Just get verification from the bidders that the gutters are OK. Three references is the norm where I live. Try to get them to guarantee you a minimum lifetime expectancy also. Get EVERYTHING in writing.

I agree with Herbert, check references. I've learned that "cheap" is not always "cheap". Sometimes, you do get what you pay for. Good luck, Robin!

Check out at least 3 references, that were done recently.
Also ask how well they cleaned up after the job was done, This is a good time to have a termite inspection done before the roof is replaced.

10-15k is the norm I'd say.
Does the nearly 19k one include free backrubs and pedicures for life?
Might be worth it if so.

We don't do shake roofing out here. Charcoal gray Spanish style tile would look good on your place...imho :>)

$12,000 is not bad for a shake roof. Since Katrina roofs have gone through the moon here. It would probably cost that much to do my house in just plain old shingles, not something as nice as a shake roof.
