Welcome to my house: A colonial style farmhouse originally built in the 1800s and then moved in the 1930s from the center of town onto a stone foundation also from the 1800s. It's on 2.24 acres, with a 2350 sq ft poultry barn, small garage, a milkshed, beautiful views and a great lawn. The house was in need of some serious rehab and was completely gutted when I bought it.
So what have I accomplished? Stripped & replaced roof
Added 2 lally columns to previously un-supported 19' span in basement
Removed interior walls
Added 16'x12"x5" glue-laminated beam
Boxed steam pipes and soffits
Replaced various rot and termite damage in studs and sill plates
Moved steam pipes and radiators
Removed all cast iron drain pipes & stack
New ABS drains / vents / stack
Raised floor 10" off slab to add bathroom
Added bathroom ABS drains with elaborate circular vent setup
Replaced exterior wall of new bathroom
All new supply plumbing with PEX flexible tubing & 36 port manifold
Added low voltage conduit and boxes to every room (data/video/voice future-proofing)
Added whole-house audio capability with in-wall wiring to every room plus deck, patio, porch
Gutted and replaced whole house electrical to current code
Added whole-house wired smoke detection with 2 combo CO detectors
Removed stairway addition and replaced with new window
Added sliding glass door
Icynene spray-in foam insulation on all exterior walls and bathroom floor (sub-contracted)
Fiberglass insulation in basement ceiling, mudroom ceiling, and bathroom ceiling (sub-contracted)
Sheetrock hang & tape (sub-contracted)
Painted
Tiled mudroom & bathroom
Installed fixtures, appliances, cabinets, and countertop
Currently trim and finish work!
