This is 163 acres of cow pasture on Lithia Pinecrest Road across from Fishhawk Ranch Phase 1 and next to Fishhawk Trails proposed for a major sub-division. The proposed site only has one entry/exit onto Lithia Pinecrest Rd and is estimated to add 1,288 additional trips EVERY day. For more information:

(Copy and paste) SEND NOW ************ Subject: CPA 17-04 Lithia Pinecrest & Browning Rd To: Hillsborough County Commission Hillsborough County Commission, Please vote NO on this item that increases density and promotes Urban Sprawl outside the Urban Service Area. Increased density in this rural area has created serious transportation and safety issues for citizens of Hillsborough County. Traffic backups cause delays, accidents and limited access to existing communities in Fishhawk Trails and Fishhawk Ranch Phase 1. Increasing density for existing pasture land in the area of Lithia Pinecrest and Browning Rd will only add to this problem. The related County Traffic Study included in the CPA 17-04 Packet states that the proposed rezoning will add 1,288 additional trips to Lithia Pinecrest Rd. which is one of East Hillsborough County's worse failed roadways. For over 20 years we have been waiting for road improvements, sidewalks, signal lights and street lights. We need infrastructure before rezoning for increased density outside of the Urban Service Area. Recent changes by the Hillsborough County School board has eliminated "courtesy busing" requiring parents in both Fishhawk Trails and Fishhawk Ranch to drive school children to and from school. This change in itself will substantial increase all past traffic studies making current estimates outdated and requiring updates for all traffic planning in and around the Fishhawk communities. Taxpayers are still paying for infrastructure improvements including sidewalks, streetlights, and signal lights for Fishhawk Trails and Fishhawk Ranch Phase 1.

Urban Sprawl takes a toll on funding for unplanned services that require schools, roads, public safety, sidewalks, street lights. Hillsborough County Schools have reviewed this application and submitted a response that the local middle school does not have the capacity for more students. The Siera Club had also provided a response with concerns about the habitat that can be damaged with this proposed expansion into the rural Lithia area. The applicant will only have to pay a one-time fee of about $1.1m for future cost that will far exceed that amount over the years. In closing, please review the Planning Commission Staff Report and question the planner who clearly explained to the Planning Commission that this application was INCONSISTENT with the Hillsborough County planning policies. The recent Planning Commission Staff Report for this application indicates that the application is INCONSISTANT with the Comprehensive Plan in the following areas: Future Land Use Element, Conservation and Aquifer Recharge Element, Livable Communities Element and the Southshore Areawide Systems Plan. Yet, for some reason, the Commission Voted in favor of the development! Not only did the Planning Commission fail to protect this Rural area and wildlife habitat, they put the taxpayers on the hook for long term public services in a rural area. The Planning Commission should have done their job and directed development toward vacant areas within the Urban Service Area.
